Frequently Asked Questions
Are There Any Advanced Fees Required? Expand This is the question that is asked most often. The answer is No.We roll all fees into the actual loan. This means the fees can be financed. This doesn’t mean that the Borrowers do not need any capital investment.
We do require that the Borrower be financially vested in the project in one form or another. Hard and soft cost are treated as equity. To that end, we require the borrowers to validate their equity claims.
We allow the Borrower to use all of his legal, hard and soft cost as an equity consideration. These expenses are credited to the Borrowers as a equity contribution.
The Borrower must validate their equity claims.
If the project gets through underwriting, all fees will be added to the loan and the borrower will receive credit for all of the incurred expenses.
What Are The Minimum Equity Requirements? Expand We typically require the Borrow to have from 10-20% of the projects capital expenditure.The Borrower can use expenses or what ever source he chooses to meet our equity requirements including:

- Removes us from the transaction.

- It provides a un-bias arbitrator.
- It provides the Borrower with an advocate.
- The Custodian ensures that all parties perform as specified in the funding agreement.
- The Custodian oversee’s the agreement and communicates with all parties.
- It assures a high level of professionalism for all parties.
